First home buyers
Getting onto the ladder, explained step by step.
Bendigo-based • Working with clients Australia-wide
CPA-qualified and based in Bendigo, I work with clients right across Australia — home loans, refinancing and business finance, without the jargon or the run-around.
What I do
Getting onto the ladder, explained step by step.
A health-check on your current loan to see if it still fits.
Building a portfolio, structured sensibly.
Loans for self-managed super funds, explained without the jargon.
Funding for your business, from a broker who reads the numbers.
Vehicles, gear and equipment, sorted.
Why Selectabroker Corbin Fleming
Most brokers can find you a loan. Fewer can read a set of numbers and tell you what they really mean for your future. With a degree in Commerce and a CPA qualification behind me, I bring the financial side together — so the advice you get is grounded, clear, and built around where you're actually headed.
What clients say
From first-home buyers to investors, right around the country — a perfect score, every review.
They made the entire loan process incredibly easy and completely worry-free. No confusing jargon or last-minute surprises — what could have been stressful turned into a smooth, positive experience.
If we could leave more than five stars we would. The work he put into securing our very first home loan was phenomenal — professional, patient and there every step of the way.
We refinanced multiple properties and accessed equity for a new pre-approval all at once — a complicated combination handled smoothly, professionally and with incredible attention to detail. Patient, diligent and genuinely caring.
Amazing to deal with as a first home buyer. Excellent communication — with shift work I'd contact him outside office hours and get a response straight away. Couldn't recommend enough.
Corbin has been amazing! Very efficient, well organised and keeps you informed. If I could give 100 stars I would.
From start to finish, wonderful to deal with. Such an easy, smooth process — always willing to answer every question and offer guidance promptly. Highly recommend!
We barely lifted a finger. So quick with everything required. If you're looking for someone you can trust, look no further.
Great help — continually followed up with the banks and helped us understand what was happening. Highly recommend.
Reviews reflect individual clients' own experiences and are not a guarantee of any particular outcome.

Mortgage & finance broker
Your local broker, born and based in the goldfields city.
Bendigo is home — so I know the difference between buying in an established pocket like Strathdale or Spring Gully and getting into a growth corridor out at Epsom, Huntly or Marong. Whether it's a first home in Kangaroo Flat, an upgrade for a growing family, or a build in a new estate, you get a broker who actually knows the streets you're looking at.
From California Gully to Strathfieldsaye, I'll walk you through what's involved in getting your first place off the ground.
Selling and buying at once is fiddly. I help Bendigo families line the timing up so it's not a juggling act.
House-and-land in the growth estates comes with its own quirks — I'll explain how the finance side works before you sign anything.
No. I work with Bendigo clients however suits — in person, over the phone, or video. Everything can be done without you taking a day off.
Yes. Building in the newer Bendigo estates works differently to buying an existing home, and I'll talk you through how it's structured in plain English.
Corbin has been amazing! Very efficient, well organised and keeps you informed. If I could give 100 stars I would.
Have a no-pressure conversation. I'll tell you where you stand in plain English.

Character homes, tree-changes and renovations sorted.
Castlemaine draws a lot of people out of Melbourne chasing a period cottage and a slower pace — and those heritage and older homes can throw up questions a city broker won't think about. From renovators in town to lifestyle blocks around Chewton, Campbells Creek and Maldon, I help buyers understand the finance side before they fall in love with a place.
Character and heritage homes are wonderful — and a bit different to finance. I'll flag what to look out for early.
Thinking of doing the place up? There are sensible ways to structure that, and I'll lay out the options.
Making the leap from Melbourne? I'll help you map out where you stand before you start inspecting.
Absolutely. A lot of my Castlemaine clients are making exactly that move. Distance is no barrier — most of it happens remotely.
They can come with extra considerations. I'll talk you through it up front so there are no surprises late in the process.

Both sides of the Murray, one broker.
Echuca-Moama is a river town with a foot in two states, and that border line matters when you're buying. Owner-occupiers, weekenders, investors and tourism operators all land here — and whether you're buying on the Victorian side or across in Moama, I can help you make sense of it.
Echuca or Moama, VIC or NSW — I'll help you understand how a purchase on either side fits together.
Plenty of people buy a second place by the river. I'll explain how lending for that differs from a home loan.
Hospitality and tourism run this town. If you're in business, I can look at finance beyond just the home loan.
Not at all. Buying just over the border in NSW is common up here and I work across both sides regularly.
Yes. Buying a second property works differently to your own home, and I'll walk you through what that looks like.
If we could leave more than five stars we would. The work he put into securing our very first home loan was phenomenal — professional, patient and there every step of the way.

Lifestyle acreage and commuter-belt buying.
Kyneton and the Macedon Ranges sit in that sweet spot — close enough to commute to Melbourne, country enough for a bit of land. That means higher-value homes and rural-residential blocks, which come with their own finance considerations. If you're eyeing a place in Kyneton, Woodend, Gisborne or out on acreage, I'll help you understand where you stand.
Buying with a few acres isn't the same as a suburban block. I'll explain how lenders look at it.
Splitting your week between here and the city? I'll help you sort finance around how you actually live.
The Ranges has plenty of character homes at the upper end — I'll help you plan the purchase properly.
It can. The size and type of the block matter to lenders, and I'll let you know how that affects things before you commit.
Yes — that's a really common setup for my clients here, and none of it requires you to be local to me.
From start to finish, wonderful to deal with. Such an easy, smooth process — always willing to answer every question and offer guidance promptly. Highly recommend!

Real value buying in the Central Goldfields.
Maryborough and the Central Goldfields are some of the best value in regional Victoria, which makes the area popular with first-home buyers and people who want their money to go further. If you're stepping onto the ladder or looking at a value purchase, I'll help you understand what's actually achievable.
Getting started can feel daunting. I'll explain the steps and any general support that may be available to you.
Worried you don't have a big deposit? Let's have a chat about where you really stand — it's often closer than people think.
If you're buying with the head as much as the heart, I'll help you keep the finance side clean and simple.
Yes. It's worth a no-pressure conversation. People are often closer to ready than they assume, and I can tell you what's realistic.
There are general supports that may apply depending on your situation. I'll point you to what's relevant to you specifically.
Great help — continually followed up with the banks and helped us understand what was happening. Highly recommend.

Home, business and everything in the Goulburn Valley.
Shepparton is the Goulburn Valley's hub — agriculture, food production and a growing, diverse community. That means I see everything here: families upgrading, first-home buyers, self-employed and ABN buyers, and business owners needing finance beyond the home loan. Whatever side of it you're on, I can help.
Running your own show can make a home loan feel harder. It doesn't have to be — I work with self-employed buyers often.
With a CPA background, the business numbers are my home turf. Vehicles, equipment, cashflow — let's talk.
Outgrowing the current place? I'll help you plan the next move without the stress.
Not at all. Self-employed buyers are a big part of what I do, and my accounting background means I can read your numbers properly.
Yes. Business and asset finance is a core part of what I offer — equipment, vehicles and more.
They made the entire loan process incredibly easy and completely worry-free. No confusing jargon or last-minute surprises — what could have been stressful turned into a smooth, positive experience.

My priority is you. I am required to place your finance needs above anyone else’s, be transparent about products, your options, fees and any conflicts of interest, and ensure the product selected meets your needs and is in your best interests at the time I assist you.
I provide credit assistance — suggesting or assisting you to apply for a loan (or a loan increase) with a particular lender, or recommending you remain in an existing loan. Before providing credit assistance I complete a Preliminary Assessment to ensure a loan is not unsuitable for your needs and circumstances, and take reasonable steps to verify the information you provide. You can request a copy of your Preliminary Assessment for up to 7 years, at no charge.
I may charge a fee for providing credit assistance. If applicable, the details will be set out in a Credit Quote given to you before your loan application is submitted. You may also pay fees and charges (such as application or valuation fees) to the lender or other parties — these are set out in the loan contract documentation.
If your loan settles, the lender pays commission to my aggregator, who then pays me. This is typically an upfront commission (a percentage of the loan amount, paid after settlement) and an ongoing trail commission (calculated monthly on the outstanding balance, paid in arrears). These commissions are not payable by you. The commission for your specific loan will be disclosed in your Summary of Requirements and Credit Proposal. From time to time I may receive non-commission benefits (such as training or professional development) at no extra cost to you; where material, these will be disclosed.
I access lenders and their products through my aggregator, Connective Broker Services Pty Ltd (ABN 77 161 731 111). If you were introduced or referred to me, I may pay the referrer a commission or fee — this will be disclosed in your Credit Proposal.
I am accredited with a broad panel of lenders through Connective, and settled loans with 16 lenders in the last financial year. My most-used lenders over the past 12 months are:

If it can’t be resolved, you can contact my licensee’s Compliance and Complaints Handling Officer at Connective Credit Services Pty Ltd — phone 1300 656 637, email complaints@connective.com.au. If your concerns remain unresolved after 30 days, you can lodge a complaint with the Australian Financial Complaints Authority (AFCA), a free and independent external dispute resolution scheme: phone 1800 931 678, afca.org.au.
I don’t provide tax, accounting, legal or financial planning advice. It’s important you understand your obligations under any loan and its financial consequences — if in doubt, seek independent advice from an appropriately qualified professional before entering a loan contract.
